The President of Serbia, Aleksandar Vučić, announced today that as part of the new law called “Finally, Our Own at Home,” the legalization for 80 percent of buildings in Serbia will amount to 100 euros, and the most expensive one will be an apartment on Terazije of 200 square meters for 1,000 euros.
“With a simple application, without complicated procedures in digital form, we will register all buildings and we will decide on ownership,” Vučić said in a speech at the Palace of Serbia. He stated that there are 4.8 million buildings in Serbia that are being used without property registration and an occupancy permit.
“These people cannot put those buildings under a mortgage, use loans, they cannot dispose of that property, and at the same time, property tax is not being paid, where the state loses,” he said.
He stated that the building legalization procedure will be carried out by the Spatial Planning Agency.
“You will have that information everywhere, you send one simple paper, and by the new year, within 60 days, you will have your legal building,” Vučić said.
He said that as a result, loans will be more favorable because registered real estate can be used for mortgages, and apartments will become cheaper because properties that are currently illegal will become part of the market.
“Novi Sad, Niš, Kragujevac…, cities that, together with their surroundings, have over 100,000 inhabitants according to the census, for those places it will be from 100 to 500 euros, but within the cities, in villages a maximum of 100 euros, in suburban parts a maximum of 200 euros, only in the center is determined by zones somewhat more,” Vučić stated about the prices for legalizing buildings.
He added that the state cannot be responsible for technical matters, for occupancy permits, but it can be responsible for property rights and that it will seize buildings if they continue to be built illegally, which it will give to schools or orphanages.

Pension Increase
The President of Serbia, Aleksandar Vučić, announced today that as of December 1, pensions will be increased by 12.2 percent, so the average will be increased to 485 euros.
“Last December, pensions were increased by 10.9 percent, and that is, compared to November, a cumulative 24.4 percent increase in pensions. Instead of 436 euros, which it is today, the average pension will be 485 euros,” Vučić said.
He said that the state calculated what the share of pensions in the gross domestic product is and how much of an increase is possible.
He added that inflation, according to the projection, will be around 3.5 percent next year, and four percent this year, assessing that pensioners, with the pension increase, despite inflation, will have a real growth in their standard of living.
Vučić also reminded that the extraordinary increase in the minimum wage will be 9.4 percent as of October 1, and 10.1 percent as of January 1.
“With the increase in the minimum wage of 13.7 percent, as of January 1 of this year, that is a cumulative increase compared to December 2024 of 37 percent,” the president of Serbia said. He added that the minimum wage as of January 1 will be 551 euros, and the coverage of the minimum consumer basket by the minimum wage will be 111.5 percent.
