The Croatian Government made a decision at today’s session to sell the complex of the Scientific-Study Center Kumrovec and the surrounding land, part of the former Kumrovec Memorial Home built in 1974, which was also used as an accommodation and congress center. Kumrovec, as the birthplace of Josip Broz Tito, was considered a symbol of the former Yugoslavia for decades.

The Memorial Home, along with the former Political School, which was also offered for sale several times, was declared a project of strategic importance for Croatia, and since 2023 it has been managed by the Ministry of Physical Planning, Construction and State Assets.

By decision of the Government, the sale of the Scientific-Study Center complex will be conducted through a public tender by collecting bids, with a starting price of 2.7 million euros, which is the total market value of the real estate. The goal is the revitalization of the complex, strengthening the tourist offer of that area, as well as preventing the decay of the facilities and the costs of their maintenance.

According to the physical plan, the area is intended for economic and hospitality-tourist purposes, i.e., for a hotel. In addition to the purchase price, the buyer will be filtration obligated to pay the cost of preparing the real estate appraisal in the amount of 2,833 euros, as well as the cost of the energy certificate of 10,350 euros.

-The Memorial Home requires large investments in order to be put back into function – said the Vice President of the Government and line minister Branko Bacic.

The complex consists of three connected building units with a total area of 8,386 square meters, within which there are a large and a small hall, a reading room with a library, business offices, a reception, a kitchen, a restaurant, a swimming pool and other auxiliary rooms, as well as an accommodation part with 62 rooms and accompanying facilities.

On April 29, 2024, the Conservation Department in Krapina issued a decision placing the facility and most of the land under preventive protection for a period of four years.

In accordance with the Law on the Protection and Preservation of Cultural Goods, before the conclusion of the purchase agreement, a statement will be requested from the Municipality of Kumrovec and the Krapina-Zagorje County on the exercise of the right of first refusal.
