Serbia has secured the second spot on the list of most popular destinations among Russians for purchasing real estate abroad in 2025, NF Group, a consulting company, told RIA Nedvizhimost.
The United Arab Emirates holds a convincing first place on this list.
“According to the results of the first five months of 2025, the list of the five most sought-after countries among Russians for real estate purchases has undergone significant changes compared to 2024. Only the United Arab Emirates maintained its position, continuing to confidently hold the leading spot. This is due to a number of key factors that ensure the country’s stable investment and immigration attractiveness. Other destinations on the list have changed, with countries such as Serbia, Turkey, and Cyprus appearing,” the company stated.
They added that Serbia is now in second place, Greece has moved up one spot to third, Turkey is fourth, and Cyprus is fifth.
“Serbia, Greece, and Cyprus show significant immigration interest among Russian buyers; 100% of real estate purchase requests in these countries are related to obtaining a residence permit. This indicates that properties in these jurisdictions are primarily viewed as a means to obtain a residence permit. Turkey holds a special place among destinations popular with Russian buyers: 100% of real estate purchase requests in Turkey relate exclusively to personal housing, not participation in immigration or investment programs,” NF Group explained.
In comparison, in 2024, the top five destinations were: the Emirates in first place, followed by Hungary, then France and Greece. Three destinations shared the fifth spot with approximately equal levels of interest: Indonesia, Thailand, and Spain.
